Landlords and pest control in Cork: who is responsible for what

Rodents in a rented house rarely start with the tenant. Here is the practical split of responsibility, and the paperwork worth keeping.

The general split

Structural problems — gaps at the roofline, broken airbricks, damaged drains, an old cavity wall — sit with the landlord, because the tenant cannot fix them. Issues caused by how the property is used day to day, such as food waste left out, generally sit with the tenant.

In practice most Cork rodent jobs come back to the building, not the tenant, so it is usually the landlord's call to make.

Records worth keeping

Keep the report and treatment record from every visit. It shows the issue was dealt with promptly if a dispute goes to the RTB, and it is useful evidence at sale or refinance.
